We were appointed as project manager and principal designer on the extensive refurbishment of Edward Pavilion, a six storey Grade I Listed Building within the Albert Dock complex, part of Liverpool’s UNESCO World Heritage site.

The 19th century warehouse has impressive barrel-vaulted ceilings, exposed brickwork and cast-iron columns giving the space incredible character. The building was given a complete overhaul creating CAT A open lettable floor space and CAT B serviced offices / co-working space whilst retaining the character of the building.

The client’s programme was 38 weeks. To meet this, we looked at various ways to get the project started quickly and fully assessed the risks and implications. The strip out was negotiated separately whilst the refurbishment works were taken to detailed design and then tendered. Statutory approval dates were crucial with listed building consent and certificates of lawfulness for the strip out works being a necessity. We ensured the right planning team were in place, the flow and quality of information was maintained and pursued approvals to ensure key dates were achieved.
