Vauxhall Square is a development forming part of the Vauxhall, Nine Elms, Battersea (VNEB) Opportunity Area in central London. The 1.5 million sq ft mixed-use scheme incorporates two 50-storey residential towers, 168 metres in height, forming part of a family of buildings, along with a new urban square, offices, a hotel, student accommodation, a cinema and a new homeless hostel.

Having previously advised on rights of light with the former owner, we were retained when Chinese property developers R&F purchased the development to consult on party walls and neighbourly matters.

The size of the scheme presented a number of complex neighbourly issues, particularly around the site being adjacent to infrastructure that’s sensitive to vibration and low rise Victorian properties subject to provisions of the Party Wall etc. Act 1996.

Initially, we conducted an assessment to foresee potential neighbourly issues and identified when and how these should be addressed. The site consists of several sub stations including UKPN and Network Rail so we advised on boundary issues to assist the design team to ensure the full extent of the site could be utilised.

Through liaising with the various different parties involved including the project manager, contractor, legal advisors, designers and a number of independent surveyors we were able to manage and mediate various neighbourly matters through a single contact.
