We provided full technical due diligence to inform the sale of this 34 asset last-mile logistics portfolio located across the North West, as well as providing transaction support to address queries from preferred purchaser’s consultants.

Our client InfraRed Capital Partners (IRCP) asked us to prepare a vendor’s technical due diligence report that would be included in the sales pack for the portfolio, and suitable for reliance by the purchaser. The technical aspects that we advised on included building survey supplemented by drone roof survey, ground contamination liabilities and measured survey. From the beginning of the project we had a large number of assets and quick turnaround for inspection and reporting, which we were able to deliver using our large network of offices and multi-disciplinary specialists.

On the environmental side, we screened sites to identify those that warranted a dedicated environmental inspection, and for those sites an environmental consultant visited each location to gather relevant information on current activities. The measures for an environmental report were carried out for each property, including: historical map review, geological, hydrogeological and hydrological data, enquiry to local authority and the review of publicly available planning information. Building surveyors’ observations were utilised for all other sites.
