ESG overhaul with an A+ EPC achieved on Feltham industrial unit

We were instructed by our client, SEGRO, to project manage the refurbishment of a 70,000 sq ft industrial unit located in Feltham.

Working on such a large scale meant there were a number of opportunities to establish ESG measures that ensured the unit was completed with the future in mind.

Firstly, we installed an external living green wall used as sustainable rainscreen cladding facade. The green wall has been built to produce 166kg of oxygen and extract 225kg of carbon CO2 every year. Installing this external infrastructure contributes to cleaner air by filtering up to 95% of the pollutants generated by vehicles and industry. We also inaugurated 23 cycles tracks to help encourage a sustainable way to travel to work.

We installed an internal living green wall to help reduce evapotranspiration, saving energy in the winter months and fitted dynamic LED lights saving energy throughout the building by up to 80%. Not only this, but the LED lights change colour temperature throughout the day to increase the wellbeing of staff.

In addition, it was also important for us to consider installing photovoltaic panels to the roof to help provide electricity to the premises and any excess back into the network grid, saving approximately £27,000 and 51 tonnes of CO2 annually. We also fitted UV lamps within the air handling unit to disinfect the air, which is recirculated to help protect the health of employees. These were an important feature to help remove viruses from circulating the air and provide extra comfort for staff returning to the office.

Lastly, we fitted carbon neutral carpet, retiring 9 metric tonnes of carbon dioxide to further reduce the carbon footprint and environmental impact of the refurbishment.
