We provided a full environmental phase 1 report for our client, a real estate investment management company, to provide insight into the potential risks of the ground transaction associated with the warehouse and establish the environmental setting and regulatory flood classification for the site.

Part of the report included looking into the history of the land where the warehouse was located. Due to historical land use at the site as harbour to an industrial facility for the manufacturing of zinc (offsite), the site soil and groundwater situation warranted additional care. The documents to review were provided via a virtual data room.

One of the challenges we faced throughout the process was approval from the environmental agency for the soil remediation undertaken on site was pending. We engaged as technical and environmental advisor to shed light on the soil remediation. In addition, there was potential flood risk.

We carried out the report and made sure the client was aware of any risks throughout.
