We worked with Rotunda Properties Limited, to provide access consultancy as part of their pre-acquisition due diligence of The Rotunda – a category B listed building in Glasgow which once housed the lifts and access down to the late 19th Century tunnels beneath the River Clyde. The property was let to a number of restaurant operations over five floors (including basement level) with the landlord retaining control of the external areas, including a shared car park.

We assessed the property under the Equality Act 2010, adhering to best practice design guidance, including the BS8300 and Building Regulations Technical Guidance.

Our assessment was primarily from a service provider’s duty perspective, but also considered the employer’s perspective, allowing us to raise any issues that may affect potential investment including improvements to accessibility and ease of footfall. We provided recommendations to address immediate accessibility issues as well as longer term ongoing maintenance issues. By presenting clear options, along with budget costs, the client was able to assess potential liabilities and cost exposure.
