We are currently acting as development monitors for the construction of a new build, eight storey aparthotel comprising 241 rooms (each with balconies) and a café/bar, retail unit and gym at the ground floor level.

The works include the demolition of the existing structures on site, prior to commencement of the construction works alongside all associated site development, landscaping, boundary treatment works, and infrastructural services provision.

The site is landlocked which can restrict construction works and increase construction costs as a result. We therefore reviewed the contractor’s methodology to ensure that this issue was fully mitigated.

Certain aspects of the development relied on obtaining permission from neighbours, causing delays to the programme. This meant that we had to advise the funder on the increased costs associated with the delay and provide advice on how to ensure that the agreements put in place with the neighbours wouldn’t impact the final use of the building.
