We were appointed to survey the existing chilled water system and design for the complete replacement of the chillers, pumps and controls, whilst maintaining uninterrupted provision of cooling to tenants of this fully occupied, 71,000 sq ft office tower.

Although initially designed to provide cooling to the main fan coil unit office cooling system, several tenants had connected their critical systems to the central cooling plant. Due to this, the existing chilled water services plant was required to operate all day, all year round. However, due to the age of the installation, a solution had to be identified to replace the central chillers, pumps and controls.

Through discussions with the tenants and with critical systems connected to the chilled water system, we were able to identify two periods in which the chilled water system could be isolated for a few hours.

We undertook work with the contractor to coordinate two separate crane lifts to phase the removal of the existing plant and implementation of the new chilled water plant on the 12-floor roof. Although complex, we were able to manage the risks associated with these works and complete the installation without interruption of operations for the tenants.
