This £3.4m full CAT A refurbishment scheme was 14% offset by the settlement we secured against the outgoing tenant who was exiting via a break clause. We then managed the refurbishment from inception to completion, including coordinating and managing a wide range of specialist consultants. Incorporating a wide range of green technologies, the building achieved an EPC A rating (increased from D) and other green accolades.

Initially stripping back to base to minimise void rates, the refurbishment involved the redevelopment of internal and external areas, including significant structural alterations to maximise space. Our in house mechanical and electrical team also carefully designed the M&E services to accommodate single or multi let tenancies. Mid-project, works had to be amended to respond to changes in tenant demands but the works were still delivered on budget and on time.

The refurbishment incorporated many sustainable features, including:
