We acted as Project Manager, Contract Administrator and Employer’s Agent on this £30m hotel redevelopment in Liverpool.
The project involved an extensive refurbishment of the Grade II listed North Western Hall into a 201-bedroom hotel for international hotelier Radisson. The new hotel is the latest edition to the Radisson RED brand – a lifestyle concept developed to appeal to a millennial audience through art, music and fashion. With input from our in-house team of project managers, we managed extensive technical structural alterations due to the need to fit a modern hotel design into a building designed over 150 years ago. Works included:
- Full turn key delivery and high specification refurbishment throughout keeping within the RED brand design guidelines
- Renovating and restoring the existing staircase including cast iron balustrade repairs, restoration and french polishing of the handrail and installation of a secondary handrail
- New energy efficient LED light fittings throughout the hotel
- Extensive structural alteration and remediation across all ten floors
- Fully insulating the existing external masonry will to materially increase the U Value
- Transformation of a derelict and dilapidated basement into high quality meeting and events spaces
- Restoration of 40 substantial original chimneys
- Installation of over 300 traditionally manufactured timber sash windows incorporating modern acoustic glazing units
- Design and manufacture of bespoke lighting and FF&E
- Complete strip out back to shell and core
- Full new MEP design and installations
We provided contract administrator/employer’s agent services with input from our in-house team of project managers. The project involved a large amount of technical structural alterations due to the nature of fitting a modern hotel design into a building which was designed over 150 years ago. The site is also physically connected to Lime Street train station, which experiences a huge footfall of nearly 20m people passing through each year – presenting a number of additional technical and logistical challenges to delivering the project.
The project was winner of the 'Commercial Development of the Year' at the Insider North West Awards 2023.
