Roof repairs and solar installation 
We were appointed by Nuveen Real Estate to deliver a combined programme of roof repairs and photovoltaic (PV) installations across two commercial warehouse units at Edinburgh Interchange, Newbridge.

Our role encompassed full project management, contract administration, principal designer duties, and technical advisory services for solar integration, alongside asset management support post-completion.

A dual project delivery 
The works were across two buildings under separate contracts, delivered concurrently to install solar arrays of:  

  • Unit 1: 50kW PV system
  • Unit 7: 133kW PV system 

Both projects were completed within a 12-week programme, finishing on time, to specification and under budget. To achieve this, meticulous planning, coordination and a close working relationship was required with the contractor team to ensure seamless execution across both sites.

Driving value and sustainability 
The project successfully helped enhance and maintain the landlord’s assets. Securing wind and watertight units, improving sustainability credentials, EPC rating and attractiveness to tenants ultimately securing extended lease agreements with the existing tenancies. For the tenants, they received piece of mind, reducing energy bills, improving their ESG credentials and fully repaired roof coverings.  

Key challenges and solutions 

  • Design Integration: Developed a roof repair package suitable for PV installation.
  • Concurrent Delivery: Managed two separate contracts simultaneously without programme slippage.
  • Specialist Coordination: Worked closely with the client’s PV designer and arranged specialist installers to achieve compliance with design outputs. Lease & Insurance Compliance: Delivered landlord works aligned with lease negotiations and insurer requirements, including material testing and SER certification. 

Outcome 
The project successfully combined essential roof repairs with renewable energy enhancements, delivering measurable cost savings and long-term sustainability benefits. Our integrated approach ensured compliance, efficiency, and value for both landlord and tenants.
