We were instructed to project manage the extensive refurbishment of 40 Villiers Street, a mixed-use building opposite Embankment station with views over the River Thames and Embankment Gardens.

The project comprised demolition of outer walls and balconies, and removal of the marble cladding. This was replaced with a metal framed curtain wall system and porcelain tile banding, as a nod to the building’s past design – something that was important to Westminster City Council’s Planning Department.

Working with specialist external architects, planning advisers, engineers and cost consultants we guided the client through design, procurement, planning, legal and contractual and construction phases, mitigating significant risk along the route. We were instrumental in stakeholder management including neighbours and pursuit of critical Basic Asset Protection agreements with LUL and Network Rail.

Our measured surveys and area referencing team carried out the initial measured survey to plan the works, as well as the subsequent completion area referencing report. This highlighted c. 1000 sq ft of extra net lettable floor space created by the refurbishment.

The completed project comprises complete M&E and lift renewal, contemporary CAT A office space with exposed services and modernised reception, common parts and loos. Bike storage, showers and a feature outdoor roof terrace were added to the building overlooking the Thames. BREEAM Very Good rating was achieved and EPC raised from F to C.
