We were instructed to carry out dilapidations negotiations with the outgoing tenant, in order to assist with proof of loss, and to prepare the unit for marketing, we undertook a Cat A refurbishment, acting as project manager.

As we were instructed on both the dilapidations and the refurbishment, we could complete the specification with one eye on the outcome of the dilapidations negotiations. Equally, our specified rates could be used to feed into the negotiations. We were also able to inspect the property and produce the specification whilst the outgoing tenant was still in occupation, reducing the void period of the unit. Our specification included energy efficient light fittings leading to a high EPC rating of A18.

Due to the vulnerable location and exposure of the unit following the replacement of the doors, we installed a temporary, thorough security system for the duration of the project to ensure there was no unauthorised access.
